Atkins Chief Executive Keith Clarke has delivered 16 key note speeches on the subject of Carbon Criticality during 2008 and has been asked by Rt Hon Lord Mandelson (Secretary of State for Business) to lead a strategic review of the construction sector. The review will focus on the challenges that are likely to be faced by our industry as a low carbon economy develops.

Asset Management, a business unit within Atkins take a lead on carbon critical operations currently providing energy management services for a number of high profile clients across circa 4000 properties in the UK.Our approach to energy management is based on three key elements:

Energy Strategy
Our energy management strategy is simple and predicated on three core elements:

• Data – Using data to enable legislative compliance, performance benchmarking, accurate reporting and informed client decision making. Using “intelligent data” that combines utility, estates and condition data to save our clients energy, cost and carbon.

Technology - installing and trialling the most effective technology and engineering solutions that improve the efficiency of our client’s buildings.

Culture - raising the awareness of building occupants and enabling them to be more sustainable.

Our energy management strategy (see Figure 1.1) has enabled us to achieve significant savings for our clients:

Energy Solutions
The Atkins energy management strategy is supported by our suite of innovative products and solutions.

Data: Atkins Intelligence (Ai)
Atkins utilises our CAFM system, Atkins Intelligence, to provide an energy bureau system for our clients.

Ai enables:
The storage of utility data with online access.
The storage of energy invoices allowing online billing validation.
Powerful energy consumption and cost reporting.
The ability to link estates; work order, condition and energy data to enable whole life cycle thinking.
The ability to integrate with remote technology (ArT) to store energy consumption data and enable the remote control on environmental conditions and plant equipment.

Technology: Atkins Remote Technology (ArT)
ArT is an innovative web based 24/7 energy management system. Remotely monitoring and controlling energy usage; assessing environmental conditions; and analysing plant equipment performance inclusive of failure alarming within properties.

ArT has delivered significant energy savings for our clients with an average 34% energy savings and a payback of fewer than 2 years.
 
ArT enables:
The production of DEC certificates.
The remote monitoring and control of power supplies, UPS outputs, service room temperatures, security lighting, water & refrigerant leak detection and footfall measurement.
Condition Based/Predictive Planned Maintenance through the monitoring of filter pressures, heating circulation, pump vibrations or lift motor temperatures.
Remote emergency lighting testing and fire alarm monitoring.
L8 Compliance; online certification of legionella records to meet Government Guidelines.

Atkins uses our sustainability product, The Sustainability Toolkits, to change the behaviour of the main stakeholders in any FM model.

The product consists of three innovative e-book toolkits.

 
The Client Toolkit clearly demonstrates the value of sustainability to the client, changing their ideas about sustainability and energy management.

The Facilities Manager Toolkit enables the FM to operate their buildings in a more sustainable way and save significant energy and carbon

The Supplier Toolkit embeds sustainability throughout the supply chain, giving suppliers the tools they need to reduce their own energy consumption.

The content of the toolkits is both innovative and informative. Each stakeholder is given the guidance they need to perform in a more sustainable way.

The toolkits include both the basics topics (e.g. what is energy management?) and more advanced topics (e.g. carbon audit and management).

Each of the toolkits has been created using the Atkins e-book technology. The innovative e-books have video and animation embedded into the pages; making it a more interactive and engaging way of communicating the information with our stakeholders.

Energy Consultancy
It’s the job of our energy consultants to take the energy strategy and our products and make them work for the client.

The core aim of our energy consultants is to provide the knowledge that links the clients desire to reduce energy with data, technology and cultural initiatives that enable them to meet their environmental targets.

Typically this is done through a ‘cradle to grave’’ approach to energy consultancy:
 
Creating an annual energy action plan that details the energy reduction projects to be implemented.
Creating business cases that allow informed client decisions and budgetary sign off.
Project managing the projects from “end-to-end” including; researching innovation, trialing products, negotiating prices and managing project budgets.
Tracking and reporting the energy and CO2 savings of these projects.

We feel that the combination of our strategy, consultancy service and innovative products offers a comprehensive and “end-to-end” energy management solution (see Figure 1.3).
